When will my properties move to Vrbo’s professional plan?
You can work with your account manager or customer support to move your listings to our professional plan at any time before the change becomes required.
If you choose not to move your listings earlier, we’ll move your listings to the new plan on the date listed in the email notification you received from Vrbo.
What changes can I make to support this change?
Most partners who have already adopted our professional plan have increased their rates to account for the shift in who is paying the Vrbo fees. We recommend working with your software provider to make any changes to your pricing. Should you wish to update pricing, we recommend you do so shortly before your properties move to Vrbo’s professional plan.
How does this change impact my annual subscription listings?
We’re not migrating annual subscription listings to our professional plan at this time. If you already have active subscriptions, you’ll continue to be able to renew these listings.
*Subscriptions are not available in Australia and New Zealand.
Will my guests pay higher prices with Vrbo’s professional plan?
For most properties and bookings, the total fees paid to Vrbo (by you and your guest) are roughly equivalent to whether you’re using pay-per-booking with a traveller service fee or our partner-fee-only professional plan.
Property managers who have already moved to our professional plan have increased prices to maintain margin — with little or no increase to the total price paid by their guests.
How much will I pay in commission to Vrbo?
The commission rate is 12% + GST for properties located in Australia and New Zealand, and 12% to 15% + GST/VAT for properties located in the rest of the world. You can check your Vrbo dashboard to see the commission percentage that applies to each of your listings.
Like pay-per-booking, the commission applies to your rate and all owner fees charged through the Vrbo checkout (cleaning fees, extra guest fees, administrative fees, etc.). The commission isn’t charged on any taxes added at checkout.
How will this impact my existing bookings?
Any bookings made before your listings move to our professional plan will continue to pay the appropriate commission and Vrbo traveller service fee, regardless of when the stay occurs. Once your listings have moved over to the new plan, the new commission will apply to all future bookings.
Will this change how I manage cancellations and refunds?
Removing the Vrbo traveller service fee helps simplify refunds for your guests as you’re in control of the refundable amounts. Vrbo currently has no plans to apply a surcharge for specific cancellation options, and you won’t pay a fee to Vrbo for any cancellations that occur.
How does this impact GST/VAT?
GST/VAT may be charged on commission based on the local tax laws where you reside. You should ensure that you’ve provided Vrbo with your GST/VAT ID, so we can calculate and apply the correct amount of tax. Please contact our support team to add your GST/VAT ID if you haven’t already done so.
