Property description

Property descriptions give travellers important information about your holiday rental while marketing its best features and amenities.

Descriptions should be short and to the point, about 700–1000 characters maximum, with a descriptive headline. Don’t worry about not including enough information — many of those details will be included in other sections on your listing.

Your property description should try to ‘sell’ your property, convey its unique character and deliver on what was promised in the headline.

Five steps to write a great property description

Writing a property description doesn’t require a professional. Here are a few tips to keep in mind when crafting the ideal description and headline that will showcase your holiday rental’s biggest selling points and best features, catch travellers’ attention and get results.

1. Do your research. Look at online listings of properties in your area for examples of great holiday rental descriptions. Notice what features and amenities your competitors are offering. What stands out to you? If you’ve received positive reviews, what were some highlights or common threads?

   Remember, you want to include what other similar properties offer, while also finding a way to stand out.

2. Know your audience. Determine what kind of travellers you’re targeting. Be proactive by considering possible questions before they’re asked. Be honest and detailed.
3. Take inventory. To get ideas flowing, assess your property to find features and amenities that should be included in your description, such as:
   • Floor plan size
   • Sleeping arrangements
   • Unique features (view, decor, location, etc.)
   • Proximity to local attractions
   • Types of travellers it suits (families, business, etc.)

   You might also think about what first attracted you to the property. What makes it special — and how can you show that to travellers?

4. Time to write. Try to keep your property description short, only 700–1000 characters. Based on online averages, you have 15 seconds to capture your reader. Consider organising your information into sections with headers and bullet lists so travellers can easily read it. Don't repeat information from other sections, and only use this valuable space to highlight what is most important or unique about your property. Here are some examples of sections you can include: bedrooms, bathrooms, kitchen, amenities, area attractions, public transportation access, etc.

   Finally, don’t forget to add a descriptive, yet short, headline that will get your target traveller’s attention. Headlines should be around 70 characters long and include the property type (cottage, apartment, etc.), suitability for certain traveller types and nearby local attractions, if applicable. 

   Check out these examples of great headlines:

   • Romantic Spanish villa on the beach w/hot tub — perfect for couples!
   • 5 minutes to Disney World! Family-sized apartment with games room & deck
   • Cosy ski retreat on Copper Mountain w/artist studio (pet-friendly!)
   • Newly remodelled historical cottage 10 minutes from city centre w/pool
5. Ready for review. Check your work and correct any spelling or grammatical errors. You might also get feedback on your listing from a trusted friend.
