MarketMaker for holiday rental homeowners
Use MarketMaker once you’ve completed onboarding to guide your pricing and property strategy.
Get real-time market data in your dashboard
To provide a complete view of your market at all times, MarketMaker calculates key data including occupancy and forecasted occupancy levels, as well as traveller searches from this year and last year. MarketMaker also displays the average rates for your competitive sets to help you determine the right pricing.
Compare and compete with similar properties
MarketMaker uses information from similar properties such as location, size, amenities and traveller search behaviour to identify your unique competitive set. Your competitive set can help guide your pricing and property strategy so you can perform well in the search results.
Keep your rates competitive all year round
As market conditions change, so should your rates — this is also called dynamic pricing. MarketMaker notifies you of market changes and opportunities so you can adjust pricing to support your goals. You can use these opportunities to secure last-minute bookings, charge a higher rate for higher demand and more.
Local events, holidays and seasonality also affect travel demand. To keep you aware of important dates, MarketMaker displays a calendar of local events and holidays that may affect demand in your area.
Reach your goals with revenue management
MarketMaker provides the real-time insights and traveller search data you need to set strategic pricing that will positively impact goals to:
- Maximise revenue to make hosting a full-time job
- Increase revenue to use profits for something else
- Increase bookings for a steady income
- Acquire more reviews for new listings
- Provide great travel experiences for guests
- Earn the maximum for special occasions only
When you set your rate strategy in MarketMaker, you’ll start to receive alerts with pricing opportunities when market conditions change and your rates and goals no longer align.
MarketMaker will also notify you of opportunities to reach your goal faster. For example, if your rate strategy is set to maximise revenue and there’s high demand (many travellers searching in your area) but low supply (few available properties), MarketMaker may suggest a rate increase.

MarketMaker for property managers
Property managers who rely on incomplete data sets can’t accurately track market changes to know when and how to adjust rates. MarketMaker analyses billions of data points to provide a holistic view of a property’s potential so property managers can make informed business decisions.
Access to comprehensive supply and demand data: revenue management depends on access to robust data. Only MarketMaker combines consumer demand behaviour with traditional supply data to provide the best industry insights available.
Expertise on the competition: MarketMaker analyses traveller shopping behaviour to reveal your competition, and lets you edit the competitive set to add your own market expertise.
How MarketMaker uses data
MarketMaker integrates with leading property management systems to provide unique data points you can act on in your software.
Market supply and demand data are key to MarketMaker and its potential benefits. And integration is crucial to providing efficiency and scale to software-integrated property managers.
MarketMaker stores booking data for as long as it’s useful to the tool. While historical data is only a part of the data set, it’s critical for establishing seasonality and trends. Note that once your company stops using MarketMaker, it does not generally purge the data. Once the data is collected, it becomes part of the aggregated data set.
MarketMaker will never collect traveller contact information for bookings through channels outside of Expedia Group sites. MarketMaker does not collect guest names, emails, addresses or phone numbers, nor does it collect property owner contact information. In fact, the integration between MarketMaker and your software company won’t be able to support that type of content.
Expedia markets to travellers who enquire and book through the Expedia Group sites, just like property managers market to travellers who visit their site or book their properties. We do not pull your customer data through the software integration in order to market to them — and we commit not to do this.
Non-aggregated data will not be shared with any third parties outside of Expedia. Users of MarketMaker will see the data in aggregate form. We use this data to provide better insights in MarketMaker, improve the tool and make better decisions about future tools for property managers.
